They solve two different problems
Piers address a house that has already dropped. They transfer the load down to stable soil and put the structure back where it belongs.
Drainage addresses why the soil moved in the first place. If water keeps collecting on one elevation, the clay there keeps swinging, and the house keeps riding it.
When drainage alone is the answer
We recommend water management by itself when the elevation readings show the house is cycling rather than settling, and the outside walk turns up an obvious cause.
- Standing water on one elevation for days after a storm.
- Downspouts discharging within a couple feet of the slab.
- A yard graded toward the house instead of away from it.
- Cracks that open in late summer and close after a wet spring.
When you need piers
When the survey shows real elevation loss in one area, drainage will not bring it back. Water management stops the movement from continuing, but the drop that already happened stays until piers lift it.
Doors out of square, stair-step cracks widening over time, and a floor that reads inches off across a span all point here.
The honest answer is often both
On a lot of houses we pier the elevation that dropped and correct the drainage that caused it. Doing one without the other is how people end up calling a foundation company twice.
If somebody quotes you piers and never looks at your downspouts, that is a tell.
What a drainage correction looks like
Usually a French drain run along the wet elevation, tied-in downspout extensions, and regrading so water leaves the property instead of pooling. Sometimes a surface drain in a low spot, sometimes a cleanout so the line can be maintained.
It is a fraction of a pier line in cost, and on the right house it is the whole repair.

- How much does a French drain cost?
- It depends on length, depth, and where the water can be discharged. It is generally well below the cost of a pier line, which is exactly why we check drainage first.
- Will a French drain fix my cracks?
- It can stop them from getting worse by calming the soil down. Cracks from settlement that already happened need the house lifted.
- Do gutters really matter that much?
- Yes. A roof puts a large volume of water on the ground fast, and dumping it at the corner of the slab is one of the most common causes of movement we measure.
