Exterior steel piers set to load-bearing depth

The front of the house had dropped enough to open stair-step cracks in the brick and pull the entry door out of square. Measurements confirmed the movement was concentrated along one elevation.

We dug access at each placement, drove steel to load-bearing depth, and lifted back to a practical elevation. Interior finishes were not disturbed.

French drain run along two elevations

Two elevations held water for days after a storm. The movement pattern lined up with the wet side of the house, so piers were not the first thing this property needed.

We ran a French drain along both elevations, tied in the downspouts, and regraded the side yard so water leaves instead of sitting.

A long grade beam had settled enough to affect dock doors along one side of the building. The owner needed the work staged so operations could keep running.

We ran a pier line the length of the elevation, working in sections and cleaning up behind each one.
