We take elevation readings across the floor and map the high and low spots. Then we walk the exterior for stair-step cracks, brick separation, and mortar movement, and we check the interior for door swing, sticking windows, and the cracks that tend to show up at door and window corners.
Drainage gets the same attention. Where the downspouts land, how the yard grades, and whether water sits against the slab after a storm often explains the movement better than anything else on the house.
At the end you get the readings, what they mean, and whether the honest recommendation is repair, drainage, or watching it for a season.

Our evaluation for homeowners is free. We would rather look at ten houses and work on three than sell piers to somebody who does not need them.
Real estate transactions and engineer coordination can carry a fee depending on what the deal requires. We tell you before we schedule.

Will you tell me if I do not need repair?
Yes, and it happens regularly. Some houses are moving within a normal range for North Texas clay and the right answer is drainage and patience.
Do I need a structural engineer instead?
For some transactions and for permitted repairs, an engineer's report is part of the process. We work alongside engineers routinely and will tell you when your situation calls for one.
How long does the inspection take?
Usually under an hour for a typical home, longer for large or complicated houses.
Do I have to be there?
It helps. We will show you what we are seeing on your own walls and floors, which is worth more than reading it in an email later.
