What to Notice Before You Ever Call Us
None of this makes a diagnosis, and we do not present a contractor walkthrough as an engineering conclusion. It does tell you when a property is worth a closer look before it hits the market or before your buyer signs off.
Brick and mortar cracking
Stair-step cracks through mortar joints, especially near corners and above windows. Note width and whether it runs through the brick itself.
Interior wall cracks
Cracks running off door corners and along ceiling and wall joints. Fresh paint over an old crack is worth asking about.
Doors and windows sticking
Doors that rub the jamb, will not latch, or swing on their own. Windows that take effort on one side of the house and not the other.
Uneven or sloping floors
Floors that feel like they fall away toward one wall, gaps at baseboards, or tile and grout cracking in a line.
Drainage and water near the foundation
Downspouts dumping at the slab, negative grade, soggy side yards. Water is the reason a lot of North Texas houses move at all.
Visible movement or separation
Trim pulling away, gaps at the garage door, chimney leaning off the wall, separation at exterior corners.
Evidence of prior repair
Patched brick in a straight line, fresh concrete patches at the perimeter, mismatched mortar. Ask for the prior contractor paperwork and any warranty.

Real estate transaction evaluations and engineer coordination can carry a fee depending on what the deal requires. We tell you the cost before we schedule so there are no surprises for your client.
Can repairs be paid at closing?
In some transactions, yes. It depends on the title company, the lender, and how the repair is documented in the contract. We work with the parties on it case by case and we do not promise an arrangement we cannot control.
Will you tell my buyer a house does not need repair?
Yes. If the readings and the conditions say the house is performing, that is what goes in the report.
